When buyers first see your home online, you only have a few seconds to get their attention. Great photography is important, but what’s in front of the camera matters too. A thoughtfully staged home can help rooms feel larger, highlight the best features of the property and make it easier for buyers to imagine themselves living there.
But staging doesn’t mean removing everything you own and filling your house with rented furniture. In fact, some of our favorite projects are occupied staging, where we work with what a seller already has and make strategic changes.
Every Home Needs a Different Plan
Before we start moving anything, Kelly walks through the home and looks at it from a buyer’s perspective.
Where does your eye go when you walk into the room? Is a large piece of furniture making the space feel smaller? Are we showing buyers how a room can be used? Is the furniture competing with a beautiful fireplace or view? Is there too much on the kitchen counter? Could another room benefit from something you already own?
Sometimes the biggest improvements come from simply editing.
We may rearrange furniture, move pieces from one room to another, change artwork, simplify shelves, update bedding, bring in accessories or remove things altogether. When needed, we can supplement with staging furniture and décor to help finish the space.
The goal isn’t to decorate the home for us—or even for the seller. We’re staging it for the buyer.
Staging Starts Before the Furniture
Getting a home ready to sell often involves more than styling a few rooms.
Decluttering, packing and deciding what stays and what goes can feel overwhelming, especially when you’re also preparing for a move. That’s where Team Stauffer’s approach is a little different.
Our team can help sellers work through the process, from the initial walk-through and staging plan to packing, donation runs, removing unwanted items and preparing the home for professional photography.
We want to take some of that work off your plate.
We Stage to Showcase the House
A beautifully decorated room and a well-staged room aren’t necessarily the same thing.
When we stage, we’re thinking about how the home will photograph, how buyers will move through it and which features we want them to notice first.
If there’s an incredible water view, the furniture shouldn’t compete with it. If a living room has a beautiful fireplace, we want that fireplace to be the focal point. If a bedroom feels small, the right furniture placement can help buyers better understand the space.
Even outdoor areas matter. A front porch, patio, deck or backyard may only need a few thoughtful touches to help buyers see how they could enjoy that space.
The Details Matter
By the time the photographer arrives, we’ve usually thought about everything from furniture placement to pillows, lamps, books, artwork and what’s sitting on the kitchen counter.
Those details might seem small, but together they change how a home feels—and how it presents online.
That first impression matters because most buyers will see your home on a screen before they ever walk through the front door.
